I still have clients but much more selective who I work with these days.Anything good NNN for dirt and tenant in strong suburban area about 2.5 million and up in price with at least 35% down.

Hey @Devon Moore not sure where or why you'd lean towards a land lease unless that's standard for this developer.In my experience its difficult to capitalize deals with ground leases involved.

Due diligence on the borrower should include a review of the borrower's previous communication patterns with previous lenders.I personally live this one with one of my borrowers, who basically ghosted me once they received the moneys from the loan.
