You can't learn that sitting at home behind a computer screen. you learn that by going out into the market and looking at houses and networking with investors

I would make her apply (and pay the fee to do so), pass your screening process, and then they sign a new lease with the same end date unless you guys agree to a different date.  

I screen applications on a first-come, first-serve basis.

You may want to join the Washington Landlord Association, we find value in the newsletters, documents, and screening service, and they offer a lot more than that.Ocean Shores is an interesting area, it has some really cute pockets.  

They say they will smoke outside until it rains or gets cold and then they start cracking a window or an outside door and before you know it they do not care and are smoking inside all the time.If it is a drug dealer the police could break down the doors with a raid etc. and damage the place.If a tenant really is doing all this did you screen them properly for income and criminal record??

In CFFU Analyzer everything happens in one screen, as opposed to an app which moves from one screen to the next, to the next.  

Would the current tenants have passed your screening? 

Just running through my tenant screening questions works for us. 

Some said they don't talk to the owner about approving a tenant, some said they do, some said they're ok with either option.For our AZ PM, he doesn't have a hard set of screening criteria, he leaves it up to each owner.
