Before all the goodie too shoes with a lot of money run in here and talk about a tenant getting injured or suing you for renting an illgeal structure, even if they KNOW it's illegal you can settle with them and it'll be a lot less than $300,000.

Try reaching out to some local wholesalers so you can see if there is anything floating around that is a good deal and possibly even some owner finance deals.If I were in your shoes (and I am) , first steps to freedom would be to eliminate bad debt until the only debt I have is sub 5% APR, find a motivated 4 plex owner and get the best conventional loan if possible and owner occupy one unit.
