The custodians’ version of an eQRP does not avoid as much  UBIT tax and you will still always have to transact through the custodian for a fee (as I understand it). 

I have used the easy route in the past by buying a fill-in form from the web, but I have an addendum sheet I wish to add, as well as some other areas for initialing by the renter in the standard version.

Some won't release their documents in word format, which takes forever for us to handwrite comments, then check their revised version to see if they incorporated all of the comments.

I used the free version and it works great.

FARBAR contracts have a section to check as to whether the contract is assignable or not, paragraph 7 on the 2010 AS IS version, which is the one I use.
