The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

Since it is the product of a divorce proceeding the IRS will go along with the divorce decree.

I don't think they differentiate the rental type for the writeoffs.

Many DSCR lenders will base the new loan from the ARV after zero or 3 months. 

Unit 1 is currently 1B1B and unit 2 is 4B1B, but the listing agent said the 1st unit could be converted back to the original 2 bedroom making the 2nd unit a 3 bedroom if wanted/needed.

The reality is if you are putting 5% down and the numbers work, why wouldn't an investor putting 20% down just buy it?

The property in question has commercial space on the ground floor with two, 2 bed/1 bath units above.
