It's a difficult situation for all involved that would be made much easier if the landlord prepared in advance for this kind of situation and maintained open and honest communication with the family.

We spoke with the neighbor of the property and he said the house was meticulously maintained when the grandmother lived there.

Both because of the fact they clearly have no interest in maintaining the exterior of the property, as required of the lease, and because they had no interest in resolving the issue of the additional people living in the house, we decided to gently suggest that they might be better suited to an apartment and that we were willing to discuss some form of negotiation to move them on somewhere else.

Let's assume the property is 4 unit or less for the sake of maintaining consistency with residential loans.

Zero cash flow but a decent overall return if the property maintains its value and you were to sell 30 years from now. 

The estimated rents are often inaccurate and their recommended PM is not the best at placing or maintaining tenants.

The properties were very well maintained and in the same neighborhood as others I own.
