If they would accept an offer of $90k-$95k then we would stand to make a profit of between $15k-$25k.Is there a way that we can finance this conventionally and finance construction costs or are we out of luck?

@Jeff Lee  BWW can get noisy but we sit on the patio and it wasn't bad last time except for some windy rain that blew in near the end.Besides, with friends as passionate about REI as @Michael Faulk is the music doesn't stand a chance.

I'm just thankful it wasn't black mold and that it was confined to the basement.At the end of the day I'm actually very happy with the situation - it was a great learning experience, no one was harmed, my house is still standing and bringing in checks, I learned how to remove mold, and now I get to share my mistakes with BiggerPockets and hopefully prevent someone else from making the same mistakes!

Landlord planted small trees on property that died, and then Landlord knocked said trees over with hands and then replaced the trees standing up and then blamed tenant because they were dead!
