I think a good strategy may to look for Multi-families close to colleges because you will usually have tenants paying consistently based on financial aid.

If you would like a more formal document you can just create a Google document with the address/tenant information and update it every month the tenant makes a payment and share it with them.

And based off a Google search, McComb, MS may have a title company that works, as it seems to be the closest town to Magnolia with a larger population.
