The REIT is required by law to distribute a certain percentage of its distributions in order to retain its tax advantaged status.

These include "this is a crime-free property," "smoke-free," how long a guest can stay and how frequently (sometime the guest isn't a guest but someone who has moved-in permanently), pet policy, specifics on reporting maintenance, and more. 

Chiefly that they are not the global economic engine of the USA, their currency does not rule internationally like the USD, and they don't have nearly the debt that the US gov has (nor the capability to generate it due to their currency status.) 

What is your experience in doing so for the following areas:- Landlord insurance policy (I learned and confirmed with agents that my name would remain, and we just go ahead and add the LLC into it also) (This will also be under an umbrella policy)- Loan (I learned that as long as the LLC is owned by the original primary loan holder, they will not need to call on the loan)- What are the TAX advantages/disadvantage of doing this (my status is not full-time investor, still hold full time W2 job, and a SMLLC)Thank you very much BPeers!

UNLESS you are are real estate professional status for tax designation purposes and able to create a "grouping/active participation".
