Personally speaking, much of the headache with accepting Section 8 is dealing with the Section 8 office when a voucher-holder wants to move in - in my experience, waiting three weeks for an inspection, dealing with a delusional inspector who low-balls comp rents and isn't consistent with the rules (nor a nice person), etc.
