I would focus on exterior appearance through siding choice, landscaping, and as everyone else has already mentioned, putting more focus on the entry. $1500 in landscaping would be much more well spent than paying someone to come and frame new openings and drywall/paint work.I will however say that I'm not a huge fan of your choice of colors for the new siding.

Of course it’s a highly undesirable situation but I was left to make a choice out of a bad scenario.I have been project managing everyday remotely, buying all the materials and having them delivered and trying to monitor the work as closely as possible.

If selling my house and taking the money from the sale, which would be about 30k after fees and other costs, is the better move then I’ll do just that but I don’t see it being the better choice because that’ll leave me in the same situation but now with a bigger mortgage payment.
