If we want to speculate further, I would contend that a "reasonable discretion" standard would not include out of state residency as a bar.

@Sean D -- Years ago, when I purchased properties directly from home owners, my team had a referral package to hand people. 

None of his ideas are revolutionary: they're just cutely packaged and mildly entertaining.You can find a lot better, more-specific info and inspiration listening to podcasts on on BP.  

@Eric Jensen Banks can be a great resource if you package the deal correctly and are a good candidate for a loan meaning strong financials and solid track record.

And presented that package to our local commercial bank.. 

They will send a package to the new owner to identify themselves as the new payee.  

I've brokered a few packages like this before and have found that very few lenders allow borrower to break up the package on the same loan.
