Hello, I'm facing a great dilemma regarding an investment strategy and I'd like to see other investors' opinions/input on this.

Each deal you close boosts your credibility, enticing more like-minded investors to your winning team.

I’ve actually been looking into reporting to credit agencies just because it seems like a win win for me and the tenants, it encourages them to pay so they don’t hurt their credit and helps their credit when they do pay.

The property is auctioned off and the high bidder wins.

I wanted to reach out to see if anyone had any advice, strategies, etc. on my first-time rental in Michigan.

Any seasoned investor will tell you that this depends on several factors such as: amount of money to invest, type of tenants, level of risk, and investment strategy.  

The core 4 is David Greene’s long-distance investing strategy and consists of a realtor, contractor, property manager, and lender.

They value a sounding board on deals, situations, or strategy.  

Appreciation is definitely a great strategy but I don't see it being as beneficial to cashflow early on in investing.
