I did some comps on my unit and for a three bedroom, its looks like a range of 1700-2100.

The house is unique and on 2 acres, but needs serious updates and renovation.

-Comps in the area range from Listing Price between $15,500 and $34,000 Selling Price between $29,000 and $34,200- I purchased the property for $1600 at the foreclosure auction -$10,000 in for complete rehab Including roof.

I'm targeting properties in the $100K - $200K price range, with the intention of using traditional mortgages for financing.From the outset, I do not plan to set up an LLC; first, because I don't think most banks will lend to an LLC, and secondly because I don't think such relatively small investments will arouse the attention of ambulance-chaser lawyers. 

Looking in the $200-$250k range, preferably SW Florida, as close to oceanfront as possible due to increased rental potential.

They're attracted to the unique prices, locations and returns our market provides. 

I put a range in because it depends on location, size of property, age of property, etc...

Today I’m getting a 7000-9000 range for a one bedroom 500 sq ft duplex.

Added Kitchen, Bedroom, Laundry and designed it to be unique and an attractive value to tenants while competing against apartment amenities.

@Matt Brunson Another market to consider as a wholesaler in te $60-70K range is flipping to a turnkey provider that could rehab, tenant, and place with a PM.
