I don`t think I`ll hav time to ripout the carpeting, so I`m thinking, flea-bomb like crazy, wait the recommended time, re-enter and then vacumn the carpets like crazy, mop the hardwood/tile floors, then apply borax to the carpeting and work in with push-broom?

A friend of mine just changed provider to get a new iPhone on a contract, and I'm actually not impressed - it looks really nice, but for usability I actually prefer my XDA (although that could be something to do with spending a year picking out the perfect apps and customising my install of Windows Mobile).If you want 'the gadget', and like to look cool, I agree the iPhone is far sexier than my brick, though :)

Looks to be done professionally, but the roof (tile) doesnt match or wasnt done very nicely like the rest of the roof.

BoA will force sale or the re-transfer every time, the rest all will give notice, it depends on the circumstances if they will give notice and then sit back and watch, allow something to continue in an installment sale, but a deed transfer in residential will be pushed to payoff or a cure most of the time, commercial is more forgiving here.

I don't let tenants change HVAC filters because if they are installed backwards, they restrict airflow and can damage a unit.

The property also has a pool, which appears to be decommissioned, how-ever, my father-in-law has been a professional install/maintenance 'pool boy' for many years, and I myself have done many jobs with him.

When the home inspection was done, there were big ticket items that needed work: needs new HVAC, new roof, excavate eroded and leaking sewer made of cast iron, install new sump pump.
