Throw in one or two 'what if' scenarios and all of your profit might be eaten up.

There is a saying that my guys and I always throw around partially joking.  

A lot of new investors struggle with understanding valuations and tend to do what I call "throwing around numbers." 

I don't even use Quicken because it's too restrictive and has a lot of stuff I don't want or need.The best way I've found to build a useful spreadsheet is to just start throwing things on the page.  

Let me throw 3 more rules at you.

You can throw your time into the mix, and not have to put up a lot of money.

The phrase I am currently using is, "I make all-cash offers" and of course I throw in the part about buying "as-is" and "you can close on the day of your choosing."

I know reputation is everything in this business, but I also think that if you throw enough mud against a wall somethings gonna stick.
