Or the tenant can be a PIA, the house will take months to sell, they will have a showing every week and the new owner will think less of them as tenants and be more willing to non-renew.

Never sell sub to then just take back a second or think there is some agreement that you can get the property back you can only do that by foreclosure or if they agree to give it back..

I see a lot of people who are gonna get crushed as they are buying NPL's based on thinking they will foreclose but the borrower has a high likelyhood of filing BK to keep their equity and people are paying 80 cents for a 3% loan that is a year behind which is insane!

Consumers make the mistake of thinking that 4% is the interest rate and compare it to other interest rates; it is an upfront fee.Yes, it is very sneaky, but credit card companies are fantastic marketers.Also, the big thing with credit cards is what happens after the 0% period when you need to transfer again, and your credit is much lower than before.

Since your financing is the same whether you’re an entity or an individual when you’re at 5+ unit properties I don’t think there’s any upside to holding in your personal name.
