With these owner occupants buying it down to the low 3s with just 5% or 10% down, and investors buying it to the high 3s low 4s, there's a slim chance they will ever refinance to lower the rate.

You also have to meet a self-sufficiency test, which are strict regulations regarding what the property looks like and how you will pay for the property if not all units are occupied.

Could you had him tested for being a Drunk - NO!

The dryer sounds like they could be testing the boundaries of your management style.  

However, we still stress test our deals with cap rate reversion as well.

But if you are wanting to be a Realtor, then, by all means, take the classes and test.
