This is not for everyone but if you're OK with contacting strangers, you can start with Zillow FSBO listings, contacting local homeowners (door knocking, cold calls), different forms of marketing to direct sellers.All the best!

I constantly get called with opportunities, many of which are pretty good, they are just not listed on the open market.

The simplest way to find one is to just start calling every listing that has a purchase price in the last 2 years in your area that was on an FHA or VA loan AND has been on the market for 60+ days.

If you have less than $500k in net worth just get 500/500 limits, if you fall in between $500k-$1m you make the call.

Cold calling and marketing aren't really something I am looking to do at this moment so trying to find a respected and knowledgeable wholesaler to do that legwork.

It kills many birds with one stone (you get a place to call home for a bit, while others pay the mortgage and you continue to build equity).
