I am working on doing a hotel in Reno and it is tough to find development properties in Reno.

STR is a determination on an annual basis, based on the average stay in this property across the entire year.So, in your case, it will not qualify as an STR for 2022.For 2023, it remains on Schedule E, unless you operate it hotel-style which is rare.

Why people, yet again, think STR is some mutant of a thing so immune from the rules and standards of business is beyond me, it's just a micro-hotel, it's not all that different a thing. 

They're trading as more of a hotel than a residential rental.City of Charleston has 3 "zones" and the STR overlay.

Hello Fellow investors how do handle hotel occupancy Tax in Houston if using say Booking.com (I believe they do not pay taxes on your behalf ).

Also, hotels in the Los Angeles market maintain one of the highest occupancy and ADR levels nationally.

We also have what we call a hotel tax that would apply.

I have some 2 bed 2 baths that are managed by a boutique hotel that I can buy into.

@Josh Quinn  Twin Palms is a great neighborhood full of awesome midcentury's and walking distance to amenities: hotels, restaurants etc.

You are competing with hotels in Palm Springs and Indio that offer pools, bars, and outdoor activities like croquette so you need to give people a reason to book your place and you're going to be hard-pressed in the lower price ranges.
