Hello BP my name is Drew I'm a 20 year old college student studying business marketing.

I recently completed my graduate program in January of this year, obtaining a Masters of Arts in Labor Studies and Employment Relations.

I study well in class rather then online.

I want to take every precaution and make sure this is done correctly so everyone is protected properly.I have been trying to study more about the 506b vs 504.  

I discovered bigger pockets one day on youtube, and ever since I have been working my way through all the episodes including the most recent releases. 

I did it using a couple of different Repair estimators, complementing the comps with Zillow and RedFin, and I also added more repair costs for drive way,  in addition to incrementing the contingency because through Google maps I noticed the driveway was in very bad conditions and I also discovered that there is a in- ground pool in the back yard, not mentioned in the MLS, which is a bit suspicious. 

I am currently enrolled in a technical school in California studying and preparing to work with Amtrak.

And all PM contracts I saw were more or less structured this way if you study them ...Contractors stealing everything that isn't bolted down ...

Until then I plan on finishing my Bachelor’s Degree in Real Estate Studies, obtain my real estate agent license, and eventually a broker’s license with the intent of opening a property management business in Southern Alabama.

I would suggest that you study the market in your own backyard as a real world laboratory.
