Unfortunately sometimes a new window will require a second site inspection/fee.Not sure what 'd do in your shoes... maybe take a look at your local habitat for humanity store, if you can get an awesome deal on a window that'd help

Replacing the carpets is an expectation for almost every unit we rent even when the carpets were brand new when the tenant moved in and even when the tenant was in the apartment for only one year.Personally, I hate carpets with a passion and when you consider the crap that carpets collect they should be against the law to rent an apartment with carpets more than one year old that contain who knows what when dogs clean their butts by dragging across carpets, animals urinate and poop on them, people spill, walk on them with poop on their shoes and who knows what kind of crazy sex people had on the carpets.Take a white bedsheet, put it on your floor where you walk into your home and look at what is on that bedsheet within just a couple hours.

We were about 2 days from closing, and the seller found someone else and sold it behind my back.I can't say I was surprised (I probably would've done the same thing in his shoes), but it was more a feeling of sorrow over "what might have been" if the deal had just gone through as planned.Oh well - we all live to find another deal another day.

If I were in your shoes, I would be OK with little to no cash flow on that property in exchange for allowing a renter to pay off that loan. $6000+ per year in principal pay down is nothing to sneeze at.....so long as you aren't in need of the immediate cash.
