When a lender gives you a rate sheet with the cost of the rate, as well as lender fees, are these expenses part of the property's closing costs, or are they a separate cost?

If the building were to be set up like a townhouse independent egress from each unit and two hour separation then it would fall under the (IRC) International Residential Code.  

Sale of the property and termination are different; as defined by them since they separated them in the contract (not an attorney, just my two cents).
