Hey guys, hows the search in the Atlanta area?

i dont think anybody that knows the valley would ever think or say that woodland hills is premium to tarzana.the problem is you are just pulling up some average price trends probably off zillow or a quick google search and probably arent putting in the actual zipcodes that are comparable.  91355 is the reseda part of tarzana just like 91303 can be canoga park and or woodland hills depending on the part of victory... thats not comparable at all.the Tarzana areas that is comparable is 91356 zip code... that average is $900k for median house pricewhereas woodland hills zipcode  91367 is $768k medianim pretty sure if you are "from the valley" you would have known that though

I'm new to real estate investing and I'm currently trying to narrow down my search to neighborhoods where I'm likely to find cash flowing deals while avoiding high risk - very low income neighborhoods. 

I ordered a title search today on the property, so I should have a better idea on friday if there are any hidden issues.

We are looking to buy our first home by July 2018 need a buyer agent with experience in 203k loan. Having trouble finding one any suggestions would be greatly appreciated.

its why lenders run CREDIT and TITLE search Credit will get anything that is on their fico and lien search anything recorded in the county that the subject property or the person wants to buy in.. they can slip through though I am sure.. but then the judgement creditor needs to go to the county were the debtor bought and then file their judgement as a foreign judgement but at that point they are second to the new loan put on ... not a senior. although I think the term rental on your LLC would give other landlords pulling credit a clear indication that the debtor skipped on rent and could not BS there way through it... lending is tough right now anyway.. those type of folks basically don't get loans.. unless lender RMLO wants to try to monkey the credit which some don't have anything better to do and will do that.  

I originally started searching focusing on lease options to hold for myself,  not necessarily wholesaling at first(though we have been extremely successful). 

When it comes to marketing our services to prospects, we choose a plethora of mediums: direct mail, social media, signs, organic search, print ads, etc... 

Then companies can run reports that search claims information on a property address and/or insurance customer.
