Bill, with all due respect for your wisdom on the subject, it appears you keep mixing the basket of apples and oranges.

I know there are people hording gold and seeds in their underground bunker but I can't imagine they are smart investorsI respect a guy like dave ramsey who sees the issues, cant stand burocracy but knows life goes on.

High vacancy rates, vandalizim, tenants that don't respect anything, etc.I had over 22 doors at one point - all similar to this one.

Yeah its a hassle but I think it makes the tenant respect the property more (not much though) and having a grand or more for repairs is better than nothing if you need it.

I cringed as I read that, I truly respect my agent and know that he isn't trying to get one over on me, but I also know there are pages of exclusions in most insurance contracts.

Much of what you can find on the internet that is negative with respect to the ROBS program comes from sources whose real interest is other than protecting investors.
