We remind the tenant about the guest policy and how many days a guest may stay and the tenant's responsibility to make sure the guest follows all of the property rules.

The second post reminded me of my early career in computer programming.

Just to reiterate the 50% rule is only a rule of thumb and is only meant as a way to remind people particularly newbies, that there will be a lot of expenses that they may not be considering when looking at deals or determining cash flow.  

You can request payment for a certain amount from a certain person (this could come in as a handy reminder as tenants approach their due dates) or you can just let them pay you the amount they are supposed to.

It’s sends out the reminder for you, connected straight to bank accounts.

(She reminded us of her for some reason) I recently tracked her down on Facebook but she hasn't responded to me.We only stayed a year, but the guys on the upper floor planned to stay longer and I remember hearing them howl in pain when she went up to announce that next year's rent was going from $900 to $926 or something like that.I have a pricey college about 20 minutes from me and I'm pondering the idea of getting something within walking/bicycle distance.

This helps when the tenant moves out if they are unhappy with the security deposit amount withheld, you can point them to this and remind them what they agreed on. 

Throughout the weekend we were constantly reminded “You don’t need to know everything, you just need to find someone that does.”

It reminds me of the first time I met with @Marty Boardman  from the first podcast on BiggerPockets.
