The lender sends an inspector to decide what work needs to be done, the GC does the work, the inspector comes back to make sure the work was done properly, then releases payment to the GC.

Contractors and developers where building spec homes left and right and not waiting for someone to buy them first before building because they would get sold the second they where finished.

I’m buying these homes long distance so that’s the best way for me to get an unbiased look at it.Over time I will develop a reputation for always closing when I go under contract, therefore that should help me with sellers.

These are typically built with some type of government subsidy or incentive such as tax credits for the developer in exchange for the leasing restrictions.
