Hello @Cassandra Boyett ,Based on how you asked your question I can tell that you have made the mental leap that you have to buy where you can make money.

I do think buyers/investors have a mentality of the longer loan term out of the box.

When my son grows up, I hope he has a mentality like yours.

From experience, the hit on your wallet from an eviction, as well as the mental toll of having to deal with bad/freeloading tenants is not worth it.

We are seeing this in the RE investment arena, but it is an easier mental leap to invest elsewhere than to move your life.

I think I'd be in a much different mental spot if I hadn't taken advantage of the opportunities I did have when I had them.

I have a neighbor of our duplex, who is on section 8, who has essentially bragged to us about "not paying rent until the door screen on the storm door gets fixed"... stuff like that. .. it's a different mentality ..
