It's a little scary seeing I'm paying the cost of the condo just in interest after 30 years.With that said, if I want to buy another property in the next 5 years should I focus on paying down the mortgage on this current property?

These are actually considered to be real estate for 1031 purposes but allow you to exit traditional real estate ownership.The IRA is a powerful tool but not really applicable here.

Potentially look for a small duplex/ quad, live in one and rent out the rest (as a buy & hold) potentially to college students with parents as cosigners of course or should I focus on raising capital while this tipping point boils down and prices drop some before I decide to go in?
