To protect yourself from big losses you should value the park based on the portion of rent that can be allocated to lot rent and if you have to value the homes then value those based on shell value or what you can comfortably sell them for.

This would mainly protect them against tenant slip & fall lawsuits.Agree with everyone else above that they should not be asking you to provide workman's comp insurance - that is their problem.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.
