On this forum I see that opinions like "stop shifting blame, man up, bite the bullet" are pretty popular....But my question is more about: how can I use this opportunity and help tenant understand that they should report issues ASAP even if they don't care about the place where they live?

A good habit to get into is all of the large commercial firms, JLL, Cushman, CBRE, Avison release market reports each quarter and has a lot of information on what happened the past quarter and some perspective of what is coming.

In my area, there are few apartments comparable in size to even the smallest SFHs, but if you look at it from a square foot perspective, around here apartments tend to rent for about $1/sf, while SFH tends to rent for $.75-$1.00/sf.
