The person who mentioned theme is correct - The Waterfall House in Palenville does best in Palenville because of their theme.In most towns, non-permanent structures can be used up to 6 months of a year.

LOL  I would like to see a standing schedule that is permanent (maybe with an occassional change) where you know the schedule every week, what day, what time with the login information so you can put it on  your calendar recurring permanently for the 6 months.

There's tremendous growth and it's becoming a really popular area - especially for investors - due to people moving in trying to get out of Orlando and all the crowds, the fact that is easily accessible by several freeway systems and of course, for the tourism business due to it's proximity to Disney.Almost every community has a generous mix of permanent and short term (vacation rental) residents.

So I would rather buy a manufactured home where you can pretty much see all the problems, for around $30k, then sell for about $70k, Usually it's on an acre of land, avg sf 1600, with a permanent foundation.Financing for our buyers is a bit tricky.
