In this case I would just have everything spelled out in writing as to how much the tenant is putting towards the improvement, that it's because they (the tenant) find the current flooring sub-standard and that the thin-set, tile and grout are a permanent installation and that the amount she contributed does not entitle her to any claim of the premises or tile installation project materials.

The landlords might also try to go to their banks for loan workouts placing a few months mortgage payments on the back end of the note.Tenants, landlords, banks all do not want to take permanent big losses and go down when a workout if everyone is working together and fairly can get most through these tough times.

I keep hearing that Bay Area tech workers are getting green lighted to work from home permanently and will be making a bigger exodus out of the city (although I'm not sure they're dreaming of the Modesto area.

With more time, you should be able to find a more conventional lender to provide temp to perm financing which would cover construction (temp) and then convert to permanent financing upon stabilization.

This is obviously not an issue for someone who lives in one unit and rents out the rest.Probably not an issue with an easy going tenant who volunteers to take care of the trash set out...and I had one tenant who did that all year until he moved out.Some tenants are more petty then others.The carts are on wheels and we are talking about 15 feet over paver bricks.But I need to think of a more permanent solution.

We realize that many families like / desire pets however, all pets do impose a significant amount of wear / tear / and sometimes permanent damage and odors to our properties that can be difficult / costly to remediate Pet/Animal policy: 1.There will be a $400 non-refundable yearly fee for up to 2(two) small pets (e.g., the yearly Pet fee is $400 for either 1 or 2 small pets).

Taken in the abstract one could make an argument around what is truly permanent, since the sponge I use to clean a window is deductible, but the power washer is not.
