If so, I would say that makes more sense to use the BRRRR method if you are certain that there is enough meat on the bones to pull your money back out.

In my opinion, a good wholesaler will leave plenty of 'meat on the bone' for the buyer, be very accurate in describing the property AND include pictures -  not just of the outside of the property.
