I always collect one full month's rent first regardless of how many days they occupy the first month and then have them pay the pro-rated amount on the second month - it gets more skin in the game with the tenant. 

SFR investers always want a deal, and investor buyers tend  not want to pay for the prior investors rennovations.The turnkey guys with a marketing machine get a good price, but regular buyer's will never pay their premium on SFR.

Like you guys say the back and forth is part of the game, sometime I get a little more sometimes they get a little more.

They are gaming the system legally to negate all my efforts.BTW previous landlord has a respectable govt. job which pays well.

Repetitive strain injuries from typing so much have led me to realize that coding is a young (wo)man's game.  

Therefore, get in and get out is the name of the game.
