Thanks @Alex Deacon, that’s why I want to know what a partnership looks like legally prior to going into it, so I can prep them for the duties and risks prior to even starting to make sure we’re all on the same page.

Aside from financing (my own primarily, but also potential partners/investors), I have a legal background and other value-added skills to bring to the table in any deal(s).Looking forward to continuing my learning and building lucrative relationships with many of you!

Ignoring the age old debate of wholesaling legality, I would say, just be honest and upfront about it to your sellers, and buyers.I made 3 deals wholesaling and got $43K out of it.Never give up never surrender and you will look just like me!

Eh I don't care its legal all over now.. but if they have a 550 fico and cant explain it ( like it happened because of 08 to 2010 that's a problem) also non payment of support for kids.. don't want to do business with any of those dead beats LOL.. you know what I am saying.. 

If you been filing US tax returns while in Japan (legally you should have) then even with a lower credit score you could possibly get a loan. 

They have no legal obligation to compromise on the assessed amount, as far as I know.

I read that airbnb is in grey area in california with legalities changing every day, so that's my concern.
