You could have ordered the appraisal earlier in the process....most people don’t want to spend the $500 until they know they are approved, but it usually leads to “we are just waiting on the appraisal”.

Looking to buy my 3rd rental, first time as a cash deal, and I'm starting to get leads from wholesalers. 

We have worked over the past 3 years to become debt free (student loans) and are now to excited and ready jump into the game.Being new to the area, we do not have many leads on REA who work primarily with investors.

Through my marketing I come across quite a few good leads from people that are interested in selling their homes.

Current trust tax rates will still apply to UBI or UDFI generated from a self-directed retirement plan. 

Any other thoughts or leading questions are appreciated as well!

My bank loan doesn't provide much lead way in a tight market like this and all sellers in my price range 80k or less want cash money for their properties.

I'm an investor myself and it's definitely a hard time for people who are trying to generate their own leads for deals.My firm actually acquires 20-30 distressed properties a month and works directly with investors to help them find good deals.
