Over the 5 years of living there I did a few updates including: painting all of the walls a more modern gray (previously had 3 different colors), replaced a black toilet and floor in the half bath, and revamped the backyard to remove landscaping rocks and add grass.I also had roommates most of the time I lived there so that was nice to have someone help split the bills - I gave them below market rent so it was a win-win.

my worries are this, i have to wait 45 days before i can even get started w demo. then anpther 4 months before its sold so idk if i want to run a 5-6 month project looking at maybe maybe a 45 spread after taxes and closing cost.also the house needs heavy remodel. roof ,foundation, hvac, landscaping everything. so im not worried about the ppl taking care of the home at this point because its trashed.

Since they are not permanent residents, nobody wants to hire them, and they are finding out that people don't really hire for odd jobs like landscaping, running a store, etc. they will hire their own citizens first.
