So far have replaced drop ceilings and wood paneling with smooth painted surfaces, replaced brass fixtures and hardware with brushed nickel, installed high efficiency toilets and shower heads.

I personally hate knockdown cabinets such as IKEA, I've also heard some marble and granite companies won't install over knockdown cabinets.

The property already had a new roof, updated electric and plumbing installed throughout so all that's really needed now are cosmetic updates.

The bottom unit is where I wanted to live and during my two week vacation installed hot water heater, plumbed, rewired, flooring, paint and electric baseboard heaters.

Honestly at this point I think my best bet is finding an owner with no mortgage interested in an installment sale.
