I am wondering  if we would need 2 bathrooms since it is on a lower level and that would be really expensive?

I have looked through my country tax assor to see which homes are being taxed as multi-family (whiche means they must adhere to code in my town, ie kitchen in each unit, bathroom etc).  

I'm trying to change the pitched roof on a duplex in Newport Beach (Balboa are) to add height and living space for new bathrooms to be added.

The "bathroom" actually had a new toilet but the shower was literally a concrete enclosure painted grey.  

It is listed on the tax rolls as a 3/2 but, the owner added an extra bedroom and bathroom. 

You  want to find sales from the last 6 months, and the comparable properties need to have the same number of bedrooms, bathrooms, sq FT, year it was built, etc. 

I realize I would not be able to do this based on the law if I was renting an entire home out, but are the rules different if I will just be renting a room and sharing the common area with them (kitchen, living room, bathroom). 

I purchased two 1 bedroom/1 bathroom condo's in East Fort Lauderdale last year, which we rehabbed for the purpose of flipping for a profit.

They took my listing pic and text, cut the rent in half and added another bathroom, etc.
