Thanks Jon,Higher than average unemployment here in Ohio plus its getting colder so it would be an ideal project over the next 3-4 months lol.Labor would be cheaper than in most states, it would come down to material costs.Thanks.

My latent passion for real estate investing was recently rekindled and here I am ready to dive in and start creating my own deals.I've been getting out looking at open houses to get a sense of my local market, crunching some numbers, and reaching out to people to start building up some contacts in the residential real estate world.My ideal path is to do some rehabs to generate some more capital and then move to buy/holds.

@Dawn Anastasi and @Jenkins Ramon our loan is commercial so no escrow for taxes and insurance (ins is through Auto Owners) so I have a separate savings account that I transfer money into each month).

In an ideal world Investors would only approach when they are researched and ready, and Realtors would clearly know if they are investor retail or investor wholesale (as there is a difference), and then we all know where we stand.
