If I'm not mistaken many investors have 10+ properties that they still owe hundreds of thousands of dollars on and yet have steady renters that cover expenses with extra cashflow right? 

We do have the money to purchase both, and have considered it, but we are really just starting to dip our toes in the water and get over our fears of owning property several hundred miles away.

So I would posit there is at least an extra couple hundred dollars per month they are willing to fork over to own a house/condo.

Have a couple of friends in the area that are renting there houses and all seem to be coming out of pocket a couple hundred a month.

It takes a couple of minutes to post that manually and saves a hundred dollars a month.
