Not to plug him but I read Dave Ramsey's book on personal finance and used the snow ball theory and it was amazing how fast the balance of student loans go down when you really focus on them, its not the most mathematically efficient way but very satisfying for human emotion for sure.

It's cheap as heck, just put one together and see how the fasteners work....cheap.I would go to a) lower end antiques stores (or yard sales), and b) high-end thrift stores (not Goodwill, usually charity run stores like Humane Societies and such have really good donated furniture, plates , etc...

Anything short of that and all those rentals yo toiled with will be liquidated as soon as humanly possible.plus if there is multiple kids rare is it they all have a meeting of the minds .. so again they just sell and divvy up. 

It's a pretty good one, but we are all human.

Here is an example You can also use a label to seal the envelope And if a Number 10 and typically for a typed letter we will put a logo and address on the front typed and use either a handwritten font or human handwriting for the addressee.

And its not going to look like a human did it...
