Don't take it personally when that occurs.

If I overextend a roof, I risk doing some extensive damage to the dwelling and I may not know it's happening until after it's been happening for some time and a lot of damage has occurred.  

There's no harm in floating out the seller financing question, but it's probably unlikely.

My 6-plex was a niche market of blue collar families and by being astute to FMR, I avoided vacancies and got them filled easily when they did occur. 

There's no guarantee that a reduction in commission would occur or that it would translate into  Buyer savings, even if that agent is working on both sides of the transaction. 

Potential problems could occur since partial payments would be automatically accepted.

Hood is a great place for investors, but I have seen a few friends lose their shirts when an extended deployment occurred.

If it's on hubzu, it's an REO (the foreclosure auction has already occurred).  

On the other hand, I've heard of an investor that got roped into a project that was half done, with no permits.... they hung tarps in front of the windows and pulled long shifts, including getting an electrician to come work in the middle of the night... and got it done.... no harm no foul.
