The other thing to consider is buying FHA you are likely buying a non-distressed home at current fair market value (no discount, no forced appreciation) at what is likely closer to the top than it is to the bottom.

The property has functioned and will continue to function as a rental "as is" assuming you are not being forced to do any work.If it is not required you are placing your personal feelings/opinions ahead of smart business decisions.The business formula is buy, do only necessary repairs, upgrade only to increase rent, place tenant, earn money.

The township shut the building down and forced the owner to have all the tenants vacate since he couldn't afford to fix the roof.The property went into foreclosure and the previous owner purchased it back.
