I am in the process of buying an SFR in what I would consider to be one of the best 2 or 3 areas in town - it’s an incorporated city with its own Blue Ribbon school system and this particular area has primo shopping and dining and is walkable to the schools.

I projected the following, projecting 4 different rooms with varying occupancy across $800, $725, $750, and $700 room (average around $743/room) : 100% occupancy : $6300, 89% occupancy : $3000 73% occupancy : - $3000.I am more knowledgeable about investing in the stock market, and I cannot finesse these numbers to make sense.

Worse case, if tenant do decides to move out, I may just move in and rent out the rooms.

I know the lot would be worth less than the two houses I just mentioned, because it is on the main road that the neighborhood is off of, but again the lot is deep and you can easily build a house at the back of the lot and have room for gates and landscaping.

The front house was a 3 bed / 2 bath with a bonus room (1100sqft) and the back house was a 2 bed 2 bath (800sqft).

The apartment complex I worked at had a similar situation where two people were sharing a room (and were on the same lease), they broke up, they both wanted to move out, but both names were on the lease.
