Trying to learn and heck, who knows maybe I’ve got my first multi here…Thanks in advance for reading and providing any feedback…This consists of 3 full brick buildings.12 units, all 2 bed/1 bath units.There is 1 common laundry in each building in the basement of each building.Each unit has a storage unit in the basement plus one storage closet for the owner.Carports in rear - 1 space per unit PLUS ONE ADDITIONAL PARKING SPOT.Tenants pay gas, electric water and sewer.Landlord pays for trash (1 dumpster) and lawn care.Landlord pays common area (laundry) utilities.Here are some stats on all the units:7 have been totally updated within the past 3 years.2 have new floors in the main living area.1 unit had no work done but is in excellent condition.2 units have not been touched due to long term tenants.

As someone in oil and gas and RE I'd point put two things. 1) As pointed out above Houston is a diverse economy.

It included a long journey of fixing my credit score, going to check out houses for sale, deciding to wake up early and spend my money on gas to drive around instead of going out on the weekends. 10/10 would do it all over again.

Brown right when that credit card was maxed out and in order to pay for the gas to get to that job I had to get my forgotten childhood dinosaur piggy bank out.

In no universe should my electric and gas bills be as expensive as they are yet here we are with hyper inflated utility bills.

Also, it was obvious the buyer’s agent had the inspector nitpick on every little thing (e.g. 3 hairline settlement foundation cracks which from my understanding is common on most homes but he is asking if he can have a company certify the foundation, calling out no insulation in the attic when there is a cover above the door, asking for co2 sensors to be added when there’s not even gas appliances or attached garage, etc.).

No doubt, it would be easier to rent in the non high-demand months but seems like 50% of the income is going to come from those 4 months when the pool would likely not get used (unless it has a $5k heater + high gas expense)Thanks in advance everyone!
