I built a small portfolio of investment properties while maintaining my full time job just like you.

We were able to raise about $8M (4 short) and long story short, ended up partnering with a national management company and an institutional investor to raise the full $12M.

My future father in law is most interested in ensuring his daughter's interests were I to do this as a business full time, and leave my day job, asking for 30% of the appreciation of the value of the business or 5% of the appreciation of the value of the business if I continue to be an investor in the business as a "secondary" job.

If you don’t have the budget to do a full second kitchen, it may work to downgrade it to something more along the lines of a studio with a kitchenette.

(Their full package is over $1,000)  Makes absolutely no sense at all. 

But from the view, I think you need a full kitchen remodeling with new cabinets in a better shape and good floor design.

This is because I realize SFR investing can't realistically scale beyond 20 or so properties without become a full-time job and I'm not there yet.

Going to be paying full in cash.

Needs new AC unit, full interior paint, 600 sq. ft. flooring. 

Did you guys move to Alabama to pursue this project full-time, travel back and forth, or manage this remotely?
