The lender bases the cash flow model off of the 12% vacancy and adding in so much per door for advertising for lending purposes because in case of default those are the numbers they expect the property to run at managing as an absentee owner.

It's a hit or miss but from my point of view, unless it looks like a model home, it's better to go without furniture and try to take photos that puts the property in a light where it shows plenty of space.
