I missed out on fantastic appreciation from 2013 to present because I was so focused on out of state (houston, memphis, Indy, San antonio, chicago, atlanta) investing.Just remember that real estate does not move fast like the stock market.

I can connect you with a couple of wholesalers as well, but those deals aren't very laser focused on any specific buying profile... so it could take a very long time to find the needle in the haystack with wholesalers.
