It is not like it used to be when a lender could be assured that in several months he will get the property back in reasonable shape if the loan goes south.Now it takes 2 years or more if the borrower fights it and the property will be trashed.There is also a tremendous amount of fraud.The credit score is not what they are basing their loan decisions on but HML's are just trying to get a handle on who their borrowers are.We have learned that if a borrower is insisting on not showing their credit, there is most likely a big problem.

I know this seems like a rant (and it likely is) but I am interested in leveraging all resources at my disposal as a Realtor and as a member of the Apple Valley Community and attempt to fight to overturn the vote to change these ordinances. 

The city is tenant friendly, but I firmly believe this squatter thing is something we as property owners can fight.

Not to get off topic, but there are a number of other things about STRs that I find more annoying.I leave my hotel rooms very clean and do the dishes etc, before I leave, so I'm not fighting for my right to leave a mess.

Yes, you can buy the second for $1 and evict the tenant - I have never bought a second for such a little amount - it seems to me that - especially in California you may have a little fight on your hands for the $1 - a judge may give you a little grief - but technically if you buy at the sale - you own the property - that is the point of the trustee sale.You specifically asked if I paid off the lien and took sole possession - the answer is that I evicted, sold the property - in escrow the first lien was satisfied in order to complete the sale with clear title.If you are thinking of buying a second and then taking it to sale or buying a second at the auction - be careful and do your research .... nothing is ever as easy as it may seem.
